Condominium Boards and Associations rely on The Elevator Consultants for our knowledge and expertise to help with equipment upgrade decisions, budget for future repairs, and proactive tracking of service providers. We provide service audits, equipment audits, modernization project management, and code compliance advice so the building knows what an inspection will examine and whether its equipment and records will stand up to it, and has the information to make smart business decisions. We also offer energy efficient or “green” technology advice to keep building costs down for the residents.
Give the board a clear basis for its decision
Gather the equipment list, service agreement, open proposals and available inspection and repair records. Separate immediate concerns from future capital planning, and ask what evidence supports each recommendation. For competing proposals, compare the included work, expected outage, exclusions and completion evidence before comparing the totals.
Use modernization planning when defining capital work, or begin with maintenance contract review when coverage or service delivery is unclear.
